Try getting pre-approved for a mortgage before you start looking at houses. Besides, being pre-approved will give you an idea of what kind of home you can afford.

Consider the Federal Housing Authority to be your first stop when looking for a new mortgage. In most cases, a mortgage with the FHA will mean putting a lot less money down. If you opt for a conventional loan, you will be required to come up with a serious down payment, and that can mean not being able to afford the home you really want.

Get a pre-approval letter for your mortgage loan. A pre-approved mortgage loan normally makes the entire process move along more smoothly. It also helps because you know how much you can afford to spend. Your pre-approval letter will also include the interest rate you will be paying so you will have a good idea what your monthly payment will be before you make an offer.

Before applying for a home mortgage, having the correct documentation is important. Before speaking to a lender, you'll want to have bank statements, income tax returns and W-2s, and at least your last two paycheck stubs. Prepare these documents in electronic format for easy and quick transmission to the lender if you can.

Do a little research on the mortgage lender you may be working with before you sign anything. Don't just trust the word of your lender. Be sure to check them out. Look through search engine results online. Check out the BBB. It is important to have the most knowledge possible to realize the largest savings.

Prepare your paperwork before applying for a mortgage. There are many items that a lender will require. These items include the last two or three years worth of tax returns, copies of each of your monthly credit card statements and installment loans. Three months bank statements and two months worth of pay stubs are also needed for approval.

Before signing any papers, look over you real estate settlement statement. Your mortgage broker is required by law to show how all the monies are dispersed at the closing. If the seller has agreed to pay for some of the closing costs, ensure that this is noted on the settlement statement.

Try to get a low rate. Remember that it is in the best interest of banks to charge you a high interest rate. Be careful to avoid being their next victim. Make sure you're shopping around so you're able to have a lot of options to choose from.

Never assume that a mortgage is going to just get a home for you outright. Most lenders are going to require you to chip in a down payment. Depending on the lender, this can be anywhere from 5 percent to a full fifth of the total home value. Make sure you have this saved up.

Get your loan from a reputable company, because the mortgage industry is not regulated. Avoid working with a mortgage company that is only available to you online. It is important to choose a company that is known to you and who will be available to you. Do not use the services of a mortgage broker who records your income or expenses inaccurately.

Be sure to have all your paperwork in order before applying to a lender. You will need to have good documentation of your income, your tax status and your financial obligations. Ask each lender you intend to apply with exactly what is needed for a successful application. Gather your documentation accordingly so that your home mortgage application process will be smooth, simple and successful.

During your application for a home loan, get a rate-lock. A rate-lock in writing guarantees certain interest and terms rates for a given period of time. Set the rate-lock "on application" instead of "on approval". The lock-in period needs to be long enough to allow for factors that can delay the loan process.

Take note of home buying season. Usually markets will have hot and cold selling periods. The hotter the selling period, the more shady lenders are likely to be around. You will better be able to guard against people looking to take advantage of you if you know what trend the market is in.

Search online for home loan options. Though mortgages were formerly only available from brick and mortar institutions, this is no longer the case. Many solid lenders only work online, lowing their overhead costs. They can process home loans faster because they are decentralized.
